Advertising designer services for residential home remodeling and additions. These services will clearly state these general designs are according to popular building codes known to exist at the time, but it is buyer’s responsibility to research local building codes adopted for complete compliance and acceptance of “professionally drawn plans” without requiring an architect’s license and stamp. The designs are rendered in architectural programs by myself in my capacity as a “home designer,” not requiring a license, like an architect. Complete framing and foundation should be reviewed and have additional structural design plans by a licensed structural engineer.
The drawing services indicate general framing and foundation, including choice of 2-D floorplans, elevations/cross-sections and 3-D perspective and videos (fly-around or fly-through) renderings. Structural plans are recommended by a licensed structural engineer.

I liked the open floorplan design shown in the Burbank house example combining the living room, dining room and kitchen. It made it look so spacious! The dumbwaiter makes carrying things up and down the winding staircase between floors easier and safer. The front porch entrance turned to face the Verdugo mountains, as shown on the Google Map insert on the Siteplan was a unique and attractive design.

The brickwork on the Siteplan and wrought iron work was unique, but compatible with houses constructed in that era and neighborhood. The opening between the living room, dining room and kitchen made a small house look a bit more roomy.

The fly-around video of the house gave me a good idea of the floorplan, even seeing through the windows. The open floorplan on the first floor, winder stairs and layout of basement rooms was one of the more attractive and efficient use of space for a remodel that I have seen in the area.
